Housing Our Community’s Most Vulnerable Citizens

In 2008, Ability Housing purchased Mayfair Village Apartments, an 83-unit apartment complex built in the 1950s. Ability Housing purchased the property in order to preserve the quality of housing for the existing residents, as well as provide affordable housing to formerly homeless families and persons with disabilities.

Ability Housing has worked hard to improve the community’s environment. To ensure we are providing a safe home, Mayfair is working with the Jacksonville Sheriff’s Office’s Crime Free Multi-Housing Program. We are also offering routine enrichment and social opportunities for the residents.

Since our purchase of Mayfair Village, the economy has experienced a significant downturn. This has affected our plans in two ways:

First, the need for quality, affordable housing has increased demonstrably. Households that were previously one paycheck away from homelessness are at great risk of or experiencing homelessness. In addition, persons with disabilities are finding it increasingly difficult to find gainful employment and therefore need affordable rents even more.

Second, to balance the state budget, the legislature swept the state affordable housing funds; funds necessary to redevelop and operate such projects. Fortunately, the state housing finance agency committed a portion of its federal funding to finance projects for homeless families. In October 2010, Ability Housing was awarded financing to substantially rehabilitate the property. With this financing, we will be able to permanently provide half of the units at rents affordable to our community’s most vulnerable citizens as well as to substantially rehabilitate the property to ensure it remains a high quality asset for our community for a very long time.

Mayfair Village is still under construction but the rehab is over 68% complete. The rehabbed two bedroom/one bathroom units have all new appliances, kitchens, bathrooms, flooring and ceiling fans.
